    Ownership & Legal Structure

    Each Sanctuary is deeded into a Panamanian Corporation holding eight equal shares. Each share is subscribed in the purchaser's personal name or into any entity of their choosing — including a foreign LLC, trust, or family holding structure.

    Ownership type: Individually titled units situated on communal land.

    Individually titled freehold units. Each Sanctuary property carries its own registered title within the broader communal land framework governed by the Guardian Council and grounded in Panamanian homeowners association law.

    Through the member onboarding application, purchaser information is gathered via structured forms, triggering automated contract generation. Title transfers are executed by our retained attorneys. The process is designed to be entirely seamless — requiring minimal friction for the purchaser regardless of their country of origin.

    Titled freehold properties governed by a Conscious Guardian Council, legally structured under Panamanian homeowners association law. All members operate under CCRs (Covenants, Conditions & Restrictions) currently in development.

    Shared Ownership & Stewardship

    Timeshare is the prepurchase of hotel stay time at a discount. There is no real estate asset attached, and in most cases the "investment" carries virtually no resale value after purchase.

    Shared ownership at Tai Nuare is a deeded partnership in a specific, titled real estate asset — subject to appreciation and resale according to the market value of the property itself. You hold equity, not just time.

    Incoming members may purchase a single share, multiple shares in partnership with other community members (facilitated by Tai Nuare), or acquire the entire asset outright (all eight shares).

    The calendar year is divided into three seasons. Each share (A through H) includes two weeks in each season — six weeks of residence per year, per share.

    Specific share pricing (A–H) will be calibrated over time to reflect demand, ensuring equitable value regardless of which share is acquired.

    Yes. A community platform will be built allowing Sanctuary stewards to post weeks for trade or rental to other approved members. Sanctuary owners may also rent their units within the broader rental pool — accessible to vetted non-owner members.

    Rental administration is fully managed. Owners need not be involved in operations.

    Rental proceeds are split 50/50 between administration (covering management, operations, and servicing) and the owning Sanctuary steward. This model aligns operator and owner incentives toward consistent occupancy and quality.

    Default: In most cases, default results in forfeiture of the deposit. The share is returned to the market for resale and does not affect the standing of other co-stewards in any way.

    Disruptive conduct: The Guardian Council holds the authority to remove members from the community whose behavior conflicts with the community's foundational principles. Legal mechanisms for this process are being integrated into the original purchase contract and CCRs.

    Disputes between co-owners: Governed by the Guardian Council's established dispute resolution protocol (currently in development).

    Financial Terms & Purchase Process

    Payments are tied to construction milestones, ensuring accountability at every stage:

    • 1 25% upon signing
    • 2 25% when construction commences
    • 3 25% when the roof structure is complete
    • 4 25% upon final completion and handover

    Approximately 18 months total: 10 months from signing to construction commencement, followed by 8 months of construction through to completion.

    A flat $2,000 transfer fee applies upon completion and title transfer — identical whether acquiring a single share or all eight shares of a specific Sanctuary property.

    Property taxes are minimal and folded into HOA fees for simplicity. All transactions are denominated in USD.

    Initial HOA fees are set at $0.50 per square foot of construction, per share, per year. This baseline will be adjusted over time to reflect actual operating costs as the community matures.

    Property taxes are included within the HOA fee calculation. Insurance on all units is administered by the Guardian Council through the HOA fund.

    Access, Infrastructure & Natural Resilience

    The indigenous village neighboring Tai Nuare hosts multiple experienced tour operators who will be contracted to greet arrivals at the airport — a 5-minute transfer to the docks — and transport them by boat to the peninsula. The average boat crossing is 15 minutes.

    As the residential community grows, scheduled boat services will operate throughout the day in both directions. Current island-to-town fares are approximately $20, shared among passengers.

    Each Sanctuary is designed as a fully self-sustaining unit:

    • Power: Solar and wind generation — reliable year-round.
    • Water: Rainwater is captured from rooftops and solar panels and stored in large cisterns — the established standard across the archipelago.
    • Sewage: Each Sanctuary has its own dedicated septic system, with the exception of the overwater Havens, which will use alternative appropriate solutions.

    Panama sits outside both the Pacific and Caribbean hurricane belts. There is no documented hurricane landfall in Panama in over 500 years of recorded history — a significant natural advantage over most comparable Caribbean and Central American destinations.

    All structures are engineered to Panama Structural Regulations 2014 standards, including wind load specifications. Structural engineering is provided by Asili Bali.

    A new $30 million hospital is located on the main island — 15 minutes away by boat. Pharmacies and general practitioners are also available there.

    Helicopter ambulance service connects to Panama City, where a Johns Hopkins–affiliated hospital and several other internationally accredited medical centers are located.

    All construction adheres to Panama Structural Regulations 2014, governed by the Technical Board of Engineering and Architecture. Structural engineering is provided by Asili Bali.

    Community Life & Amenities

    Sanctuary stewards have full access to all community amenities, with relevant usage fees applied where applicable. The community infrastructure expands in phases:

    Food at Tai Nuare is rooted in Blue Zone principles — locally harvested, foraged, grown, and caught. Fresh, whole, and alive.

    Wellness extends beyond the body: the Holistica center and broader community are designed to support optimal health as a gateway to coherent, high-frequency living. Spa treatments, holistic therapies, outdoor nature-based fitness, and a canopy gym all form part of the offering.

    As the community grows, a community general store and an indigenous market will be developed through joint venture partnerships.

    Aventura — the water sports and adventure center — will offer rentals, guided experiences, and boating access aligned with community desires and the natural rhythms of the archipelago.

    Two to three professional security personnel are on duty 24 hours a day. The presence is designed to be unobtrusive and sufficient — protection without disrupting the natural sanctuary atmosphere.

    Maintenance is developer-led in the initial phases, with authority transitioning progressively to the Guardian Council as the community matures. Housekeeping, maintenance, and turndown services are available to Sanctuary stewards as opt-in services at reasonable fees.

    Regeneration & Living Vision

    It is foundational. The Guardian Council is committed to making Tai Nuare as self-sustaining as possible across all systems: energy production, water, food sourcing, health resources, and high-frequency community programming.

    This is not positioning — it is the structural premise of the entire project.

    Every design decision begins with the existing landscape — the living ecology, topography, and sacred nature of the peninsula. We are not imposing a development upon the land; we are creating a community that belongs here, emerging from the terrain as a natural expression of it.

    The residents of Tai Nuare do not exist separately from the ecosystem. They become part of it.

    The architecture is exceptional — conceived to honor the natural beauty and landscape of the peninsula rather than compete with it. But the distinction runs deeper than design.

    Tai Nuare is not a real estate project. It is a living field — a planetary node for a new paradigm of stewardship, coherence, and conscious community. The homes are remarkable. The life within them is the offering.
